For The First Timers Movers Investors

At Dimora Mortgages, we understand that securing a mortgage is one of the most important financial decisions you’ll make. Our goal is to make the process as smooth as possible. Below is what you can expect to cover with one of our experienced mortgage advisers during the appointment.

Our initial meeting is an opportunity to get to know each other and discuss your needs and goals. We offer a relaxed and friendly environment where you can ask any questions you may have. Whether you’re a first-time buyer, moving home, remortgaging, or looking for a buy-to-let mortgage, we’ll tailor our advice to your unique situation.

To provide you with the best possible mortgage advice, we’ll take time to review your current financial circumstances. This includes discussing your income, expenses, and any existing financial commitments. Don’t worry, we’ll explain everything in clear terms and help you understand what options are available to you.

Based on your individual circumstances, we’ll walk you through the different mortgage products available on the market. We’ll explain the pros and cons of each option, helping you make an informed decision. Our advisers have access to a wide range of mortgage products, including exclusive deals that you may not find elsewhere.

We understand that every client is different, and we’re here to provide personalised advice. Whether you’re concerned about affordability, interest rates, or the application process, we’ll address all of your concerns. We’ll guide you through the entire process, from the initial mortgage application to completion, ensuring everything runs smoothly.

In addition to mortgage advice, we offer guidance on life insurance, critical illness cover, income protection, and family income benefit insurance. We want to ensure that you and your loved ones are protected, should the unexpected happen.

Once we’ve reviewed your mortgage options, we’ll help you prepare your application, gathering all necessary documents and liaising with lenders on your behalf. Our advisers will keep you updated at every stage, providing support until you secure the mortgage that’s right for you.

What to prepare for your meeting...

The more prepared you can be for your mortgage meeting, the better the advice we can provide based on your personal circumstances. Often people may not know the exact amount they may earn or details around their current debt payments. This can lead to some estimating or guessing their wages or how much they spend on debts. Even if these are slightly out by a few hundred pounds this can result in the borrowing amount varying by thousands. Therefore, it is important we know the exact figures to give you correct information. Below we will detail the information you should have to hand for out meeting.

If employed, please have the last 3 months payslips. If you also receive any non monthly pay such a quarterly/half yearly/annual bonus, please provide each payslip with a bonus received in the last 12 months.

If self-employed (sole trader or partnership), please have the last 2 years tax calculations with corresponding overviews.

If self-employed (LTD company director), please have the last 2 years tax calculations with corresponding overviews as well as the last 2 years full and finalised company accounts.

If benefit income, please have the latest reward letter (all pages) or if universal credit please have the last 3 months credit statements available.

We would recommend having the last 4 months bank statements available for all accounts which have wages coming in, bills going out and general spending. This will allow us to complete an income and expenditure with you and allows you have exact figures for any credit commitments to hand.

Proof of ID – We recommend having your ID to hand such as Passports or Photo Driving License. Often people forget these have expired or haven’t change their name after getting married or not updated their address after moving home. This can cause an issue later down the line when it comes to apply for the mortgage as they may not be acceptable to the lender, therefore we can discuss these on the call to ensure they will be acceptable for when you are ready to apply.

Credit score and conduct will play a huge impact on which lenders will consider your mortgage and therefore it is important to have accurate information to hand read for our meeting. Should you not actively track your credit report we would recommend utilising a 7 day free trial via CheckMyFile (click here to access). They are the only provider who will show all 3 credit reference agencies under one report. Given lenders can use a combination of agencies to make their decision and there can be variations of information reported. It is important to see exactly what each one is showing.

Deposit – We will need to know details about where your deposit is coming from. We will look to discuss any savings you have and if any money is being gifted to you (if so by who)

Current Mortgage details- We will need to know some information about your current mortgage such as how much is owing, what rate you are on, how long has your current deal got left on it and is there any early repayment charges (if so how much). It would also be beneficial to know how much you hope to sell your home for, if unsure at this point don’t stress we can look at comparable evidence of house sales in your local area to give an indicative idea.

Current Mortgage details – We will need to know some information about your current mortgage such as how much is owing, what rate you are on, how long has your current deal got left on it and is there any early repayment charges (if so how much). It would also be beneficial to know what you think your home is currently worth. If in doubt, don’t stress we have software available which can provide an indicative idea.

Existing property portfolio – We will need to know about your current buy to let portfolio. Please ensure you have the current mortgage details to hand plus information about how much each one rents out for.
